The safety of real estate professionals is a matter of great relevance. Much better and wise to secure your life than to trash it for a few pennies, money is no good to a dead person.

Recent events in the nation and abroad is putting a spotlight on the safety of realtors. Thoughts are, safety tips provided by NAR and other real estate institutions are way too western to practise in Ghana. Nonetheless, these tips are to be inculcated in our daily activities and to be treated needful for every realtor to practise to ensure safety. The enforcement of these practices in Ghanaian society is based on the compliance of realtors and adherence of the public. I reckon as a fellow realtor, our safety in this industry is key and one which would keep the real estate industry thriving in the next years to come. 

Recently, a fellow professional, Mrs Rhodaline Amoah – Darko has been reported missing with a friend. The report shows the friend has been found dead but is still in search of Mrs Rhodaline. Mrs Rhodaline works at the lands commission Kumasi branch and it is known she was picked up together with her friend by a new client requesting a private evaluation of land.

Realtors, it’s a new dawn to wake and stand for genuine practices and command unity of advocacy for the right standards. GREPA and other institutions are going to help advocate and educate the general public to adhere to the new day order, our valued practices! We don’t only have to revisit these values but to keep up, practise and enforce them till it suffers to be the modus operandi of the industry. 

NAR is a great resource centre to help realtors find numerous safety tips and a lot more at our disposal with GREPA, other local and international organisations. Below is a modicum of tips :

* Realtors should dedicate time to educate friends, relatives and others in all social gatherings like church, parties, school, offices, shopping malls and others. 

* Always bring clients to the office and register them before working with them ( no compromise). Take detailed information about the client and attach to it a copy of any valid ID. 

* Stop meeting clients at their preferred locations, rather, agree on a common location, i.e. public grounds, restaurants etc.

* Fix surveillance cameras at your workplace.

* Discourage private meetings or meeting areas. Inform trusted persons of meetings outside your office. Share road trips and live locations with trusted persons.

* Keep pepper spray in your pocket or purses, an act of self-defence. You can also take a self-defence class if possible.

* Better to go in batches, go with a friend or a colleague, trusted persons whenever you are out for a meeting.

* Discourage operating in secrecy. Avoid such dealings.

* When viewing properties, ensure the client stays at your side or before you. Do not make clients stay behind. Stay alert in case of any incoming attack.

* If it is a building, always keep the door behind you open and look out for emergency exits. 

* Keep meetings short, fast but detailed. Get to the main points and keep a friendly atmosphere.

* Avoid personal rides from client’s, always meet at the destination point in separate vehicles.

* Water or a non-alcoholic beverage is good for a meeting. Avoid consuming edible items served as gifts from clients at the moment. Take it home before consuming it, it is safe at home but if not sure about it then trash it.

* If the client fails to adhere to these measures, please avoid dealing with them. 

An input form is available at the GREPA office to facilitate the collection of client details by realtors before work begins. Clients should look out for these forms in the same format as GREPA provides, to prove the authenticity of the forms, that it is for the sole purpose of collecting data about clients and not a fraudulent act. But, if not obliged, business with realtors would not be effective.  

To the general public, please help to propel this initiative by adhering to the values and safety protocols. Request for these forms whenever you need to work with a real estate professional. God bless us all! God bless mother Ghana!!!

Apple in June 2021 introduced the latest version of its iOS operating system, iOS 15, which was released on September 20. iOS 15 introduces new features for FaceTime calls, tools to reduce distractions, a new notifications experience, added privacy features, complete redesigns for Safari, Weather, and Maps, and more.

Notifications have been redesigned in iOS 15, adding contact photos for people and larger icons for apps. To reduce distraction, a notification summary collects notifications together for delivery at an appropriate time and arranges notifications by priority.

This year’s update is also a bit different because you don’t have to update to iOS 15. If you’re fine with iOS 14, Apple won’t force you to make the jump to iOS 15. You’ll still receive security patches. Some people will simply dismiss iOS 15 altogether.

It seems like a small change but it actually says a lot about the current state of iOS. Apple considers iOS as a mature platform. Just like you don’t have to update your Mac to the latest version of macOS if you don’t want to, you can now update at your own pace.

iOS should also be considered as a mature platform for app developers. iOS 15 adoption will be slower than usual as people won’t necessarily update to iOS 15 right away. Apps should potentially work on older iOS versions for longer.

Of course, users will ‘update’ to a new version of iOS when they buy a new iPhone and replace their old iPhone.

Focusing on you instead of your phone

One of the biggest change in iOS 15 is the ability to change your Focus from Control Center. It’s a surprisingly powerful feature with a lot of options and tweaks. I would say it doesn’t feel like an Apple feature.

But it’s definitely one of the most interesting features of iOS 15. Chances are you spend a lot of time with your phone and your device requires a lot of attention from you. With this new feature, it reverses the balance and puts you back in charge.

‘Do Not Disturb’ users are already quite familiar with the idea that you can silence notifications when you don’t want them. If you want to keep using ‘moon mode’ with iOS 15, you don’t have to change anything.

But you can now create additional Focuses. By default, Apple suggests a few Focuses — Work, Sleep, Driving, Fitness, Gaming, Mindfulness, Personal and Reading. Each Focus is customizable to your needs and you can create new Focuses from scratch.

When you turn on a specific Focus, it basically blocks notifications by default. You can then add people and apps so that notifications from those people and apps still go through. App developers can also mark a notification as time sensitive so that it always goes through. I hope they won’t abuse that feature.

There are three more settings that you can activate. First, you can optionally share that your notifications are currently silenced in Messages and compatible third-party apps. Second, you can hide home screen pages altogether. Third, you can hide notifications from the lock screen and hide badges from the home screen.

Focus gets particularly interesting when you realize that you can couple specific Focuses with automation features. For instance, you can automatically turn on ‘Sleep’ at night or you can automatically turn on ‘Work’ when you arrive at work.

Power users will also have a lot of fun setting up a Focus and pairing it with a Shortcut. For instance, you could use Shortcuts to open the Clock app when you turn on Sleep mode. You get it, this new feature has a lot of depth and beta users have just started scratching the surface.

Do Not Disturb is a helpful iPhone setting for periods when you do not want to be interrupted, such as meetings, formal events or at night. This setting only has an effect if your iPhone is locked.

You can schedule Do Not Disturb to repeat at the same time each day, and to set exceptions for certain types of calls to ring through. Understanding Do Not Disturb can help you prevent your iPhone from making unwanted disruptions in your day-to-day life. Thankfully, it’s easy to enjoy the positive parts of Do Not Disturb while still ensuring those important calls come through.

Set up Do Not Disturb

There are two ways to set up Do Not Disturb on your iPhone: turning it on and off one time, or having it turn on and off on a schedule. To turn it on just once, you can swipe up on your iPhone and press the moon button. When you’re ready to turn it off, just click the moon button again.

To have Do Not Disturb stick to a schedule, you’ll need to go to your settings and scroll down to Do Not Disturb. Here, you’ll have an option to schedule it to turn on and off at whatever time you’d like.

Make your exceptions

You might want to make exceptions to Do Not Disturb, like I do for my roommate and my immediate family members. To do that, you’ll want to first decide who should and should not make the list. Is it really important for all of your friends to be able to contact you while your Do Not Disturb is on? That’s your call!

Open the contact card

The first step you’ll have to take is to open up the contact card of the people you want to be able to contact you even when your Do Not Disturb is on.

Click “Edit” on the contact you choose. This will allow you to change anything about the contact, including their name, number, notes, and, yes, even bypassing a Do Not Disturb order.

Emergency bypass

Next, you’ll scroll down and click “ringtone.” You’ll see an option at the very top labeled “Emergency Bypass,” which allows sounds and vibrations from that contact even when Do Not Disturb is on. It’s important to note here, that it bypasses everything. That means if you don’t have Do Not Disturb on but your ring switch is set to silent, sounds and vibrations will still come through from this person. Once you’re all set, you’ll click “Done.” Voila! Now, you won’t be disturbed — except by the people you want to be disturbed by.
